NOX Properties was established in 2017, by husband and wife team Ron and Wendy Li. Having been involved in and around property for over 30 years as seasoned landlords, property investors and developers, they are no strangers to the property scene.
THE PROPERTY JOURNEY
During his 20's, Ron learned the ropes as a builder, learning to plaster and general building skills transforming high end commercial and residential properties in and around London.
In 2005 he ventured into property developments on his own - buying, developing and selling properties. During this time Ron facilitated all the building work himself - installing kitchens, bathrooms, plumbing, part-electrical, flooring, painting and decorating to maximise a return.
Then in 2006, after acquiring a property in London for a 'planning gain flip', the housing market crashed pivoting the property into a rented house share, where it remained for another 10 years. Ron and Wendy then focused on their own properties in London, managing and maintaining them and also for family members alongside keeping a full-time job and moving to the South Coast with his family.
During 2016, Ron decided to take his property knowledge to the next level and embarked on a series of courses and property mentorship learning about Serviced Accommodation, Commercial Conversions and Buy to Let. He also became more prolific networking within the property community and joined as a member of the National Residential Landlords Association.
In 2017 NOX Properties was set up and full planning permission was granted to convert an existing single house into two properties. Taking on a more project management role and a hands off approach to this residential to residential build, Ron worked with a host of specialists from architects, a planning consultant, structural and sound testing engineers and contracting builders. Additional surveyors for building warranty, monitoring and building control were brought onto the project and a comprehensive understanding of development finance and refinancing was also crucially needed for the end build. Wendy also become more involved in the design side of the property build creating comfortable and more efficient co-living spaces for tenants.
Ron and Wendy have demonstrated through their own investments an eye for detail, practical, stylish design and a profitable return on investment can create a successful property business and hope to invest and develop many more old, unloved properties in the future into high-end co-living spaces for people to enjoy.
